For years, the national conversation about Portland has focused on what went wrong. But cities are not frozen in one moment, and Portland is showing signs that deserve a fresh look—especially from Veterans, active-duty service members, and military families who want to use their VA home loan benefit wisely.
In the video above, I explain why I believe Portland and the surrounding metro area deserve another look. If you are considering buying, relocating, or returning to the Pacific Northwest, start with our dedicated Portland Oregon VA home loan page and talk with a team that works with Veterans every day.
Is Portland Making a Comeback?
That question matters because housing decisions are not only about headlines. They are about neighborhoods, employment, transportation, schools, lifestyle, monthly payment, and whether a home supports your family’s long-term goals. Portland still offers a rare combination of urban amenities and direct access to rivers, mountains, the Columbia River Gorge, the Oregon Coast, wine country, forests, and outdoor recreation.
The city is working to improve livability, safety, economic activity, and confidence. Portland’s adopted revitalization resolution reflects an official effort to move the city forward. A comeback does not mean every problem has disappeared. It means buyers can evaluate the market as it exists today instead of relying only on yesterday’s narrative.
A Market That May Give Buyers More Room
July 2026 housing data for the Portland–Vancouver–Hillsboro metro showed a median listing price near $595,000, compared with about $599,995 a year earlier. Active listings were approximately 8,759, with 4,802 price reductions and a median of 57 days on market. Those numbers do not make Portland “cheap,” and no single statistic guarantees a bargain. They do suggest that prepared buyers may find more choices, more time to evaluate a property, and more negotiating opportunities than they would in an extremely tight seller’s market. See the current regional figures through the Federal Reserve Economic Data.
Price reductions can create openings for Veterans who are fully underwritten, understand their payment range, and are ready to move when the right home appears. A skilled VA lender can also help structure an offer that is clear and competitive without hiding the protections built into VA financing.
Why the VA Home Loan Benefit Can Be So Powerful
For qualified borrowers, a VA-guaranteed home loan may provide 100% financing with no required down payment and no monthly private mortgage insurance. The benefit can be reused, and sellers may be able to help with certain allowable closing costs or concessions. Eligibility, entitlement, property requirements, income, credit, and lender underwriting standards all apply.
- Potential zero-down financing for qualified Veterans and service members
- No monthly PMI
- Competitive financing backed by the Department of Veterans Affairs
- Flexible benefit reuse for eligible borrowers
- Potential seller assistance with allowable costs

Why Work With a VA-Focused Mortgage Broker?
A VA loan is not merely a conventional loan with a different label. Appraisal requirements, residual income, entitlement, funding-fee exemptions, seller-paid costs, occupancy rules, and property eligibility all matter. An experienced VA mortgage broker can anticipate issues early, explain the program in plain language, and help match the borrower’s situation with an appropriate lending option.
At Creekside Mortgage, we have helped Veterans and military families complete more than 8,000 VA home loans throughout the Pacific Northwest. Our job is to protect the benefit, provide clear numbers, communicate with the real estate agents, and help each buyer build an offer around the property and the family’s goals—not around sales pressure.
A Veteran Real Estate Resource: Troy Doty
Financing is only half of a strong purchase strategy. Veterans also deserve an agent who understands service, local neighborhoods, and the VA transaction. Troy Doty, a United States Marine Corps Veteran with NW Realty Source, is a preferred Portland-area real estate resource. His military background and local market knowledge help him communicate with Veteran buyers in a practical, direct way.
When the lender and agent work together from the beginning, the buyer benefits from faster answers, cleaner documentation, better coordination, and an offer strategy that reflects both the home and the VA financing. Visit Troy Doty’s preferred VA real estate agent page to learn more.
Portland Is More Than Downtown
A Portland home search can include dramatically different neighborhoods and communities. Buyers may compare established close-in neighborhoods with newer suburban homes, townhomes near major employers, or properties with more land farther from the urban core.
- Portland neighborhoods: Sellwood-Moreland, St. Johns, Alberta Arts, Multnomah Village, Laurelhurst, Montavilla, and many others each offer a different style and pace.
- Beaverton and Hillsboro: Popular for employment access, established communities, parks, and varied housing.
- Tigard, Tualatin, and Sherwood: Southwest-metro choices that may appeal to buyers seeking suburban convenience.
- Gresham, Troutdale, and Fairview: East-metro options with access toward the Columbia River Gorge and Mount Hood.
- Milwaukie, Oregon City, and Happy Valley: Clackamas County communities with different price points and housing styles.
- Lake Oswego and West Linn: Higher-price communities that some relocating families may compare for amenities and location.
- Vancouver, Washington: A Portland suburb and cross-river alternative for Veterans who want access to the metro while living in Washington.

Affordability Is About the Full Payment
Affordability is not simply a list price. A responsible analysis considers the interest rate, taxes, homeowners insurance, HOA dues, maintenance, commute costs, cash reserves, and the borrower’s other obligations. Two homes with the same price can have meaningfully different monthly costs. That is why we encourage Veterans to obtain a detailed loan scenario before falling in love with a property.
A market with more inventory may create room to negotiate price, closing timing, repairs, or allowable seller-paid costs. The right approach depends on the property and competition. No outcome is guaranteed, but preparation gives the buyer more choices.

Frequently Asked Questions About Portland VA Home Loans
Can I buy a Portland home with no down payment?
Qualified borrowers may be eligible for VA financing with no required down payment. Approval depends on eligibility, entitlement, income, credit, property requirements, and lender guidelines.
Do VA loans require monthly mortgage insurance?
VA loans do not require monthly private mortgage insurance. A VA funding fee may apply unless the borrower qualifies for an exemption.
Can I use a VA loan in Portland suburbs?
Yes. Eligible borrowers can use VA financing for qualifying primary residences throughout the Portland metro and surrounding communities, subject to program, property, and lender requirements.
Is now the right time to buy in Portland?
The answer depends on your finances, expected time in the home, payment comfort, and available properties. Current inventory and price reductions may help some buyers negotiate, but your personal readiness matters more than any headline.
Ready to Reconsider Portland?
Portland is not perfect, but no city is. It remains a distinctive Pacific Northwest market with major employers, strong food and arts communities, outdoor access, diverse neighborhoods, and a metro area that stretches across two states. For Veterans who value those strengths, today’s market may offer a better opportunity to compare homes and negotiate than the Portland market of a few years ago.
