Boise and Idaho VA Home Loan Questions
Clear answers from Creekside Mortgage, a local Veteran-owned mortgage broker serving Boise, Meridian and the Treasure Valley.
1. Do disabled Veterans receive a property-tax break in Idaho?
Not automatically. Idaho offers a property-tax reduction of up to $1,500 for qualifying Veterans with a 100% service-connected disability or those receiving 100% VA compensation because of individual unemployability. The home must be the Veteran’s primary Idaho residence and have a homeowner’s exemption. Learn about Idaho’s disabled Veteran property-tax benefit.
2. Is there an income limit for Idaho’s disabled Veteran property-tax benefit?
No. Idaho’s specific property-tax benefit for qualifying 100% disabled Veterans does not have an income limit. Other Idaho property-tax programs may have income restrictions, so homeowners should confirm which program applies to them.
3. When must an Idaho disabled Veteran apply for the property-tax benefit?
For the 2026 tax year, the deadline was April 15, 2026. Qualifying Veterans should verify the current deadline with their county assessor each year. Veterans documented as permanently and totally disabled may receive automatic renewal after initial approval.
4. Does a disabled Veteran have to pay the VA funding fee in Idaho?
A Veteran receiving VA compensation for a service-connected disability is generally exempt from the VA funding fee. The Veteran does not need a 100% disability rating for the funding-fee exemption. This is different from Idaho’s property-tax benefit.
5. Can I purchase a Boise home with no down payment using a VA loan?
Yes. An eligible Veteran with sufficient entitlement may purchase a Boise home with no down payment, subject to income, credit, appraisal and underwriting approval. Learn about VA home purchases.
6. Is there a maximum VA loan amount in Boise, Idaho?
Veterans with full entitlement do not have a VA-imposed loan limit. Creekside Mortgage offers qualified Veterans VA home loans up to $4 million with zero down in Idaho. Approval depends on income, credit, assets, entitlement, appraisal and underwriting requirements.
7. Can I get a $4 million VA home loan with zero down in Idaho?
Yes. Creekside Mortgage offers qualified Veterans VA home loans up to $4 million with zero down in Idaho. The Veteran must have sufficient entitlement and meet the lender’s credit, income, asset, appraisal and underwriting requirements. Learn about zero-down VA jumbo loans.
8. Can a Boise home seller pay a Veteran’s closing costs?
Yes. A seller may pay allowable closing costs and prepaid expenses when properly written into the purchase agreement. This can help an eligible Veteran purchase a Boise-area home with little cash due at closing.
9. What is the 4% seller-concession rule on an Idaho VA loan?
VA-defined seller concessions are generally limited to 4% of the home’s reasonable value. Ordinary allowable closing costs and reasonable discount points are treated separately. Read our complete VA 4% rule guide.
10. Can a Boise seller or builder contribute more than 4%?
Yes, depending on how the contribution is structured. A seller could provide up to 4% in VA-defined concessions while also paying normal allowable closing costs and reasonable discount points outside that limit. For example, a properly structured agreement could include 4% in concessions plus another 2% toward permanent discount points.
11. Are VA offers difficult to get accepted in Boise?
They do not have to be. A complete preapproval, experienced local lender, realistic closing timeline and VA-knowledgeable real estate agent can make a VA offer competitive. Creekside Mortgage works directly with Boise-area agents to help present a strong offer.
12. How long does it take to close a VA purchase in Boise?
Many well-prepared VA purchases can close in approximately three to four weeks, although timing depends on the appraisal, property condition, title work and borrower documentation. Creekside Mortgage’s recent average VA purchase closing time has been approximately 17.5 days.
13. Are VA appraisals more difficult in Boise?
A VA appraisal is not automatically more difficult than another appraisal. The appraiser determines value and checks whether the home meets VA minimum property requirements. Health, safety or major property-condition issues may need to be corrected before closing.
14. Can I purchase a new-construction home in the Treasure Valley with a VA loan?
Yes. VA financing can be used for eligible completed new-construction homes from Boise-area builders. Seller or builder contributions may also help cover closing costs, prepaid expenses and an interest-rate buydown when properly structured.
15. Can I build a home in Idaho using one VA construction loan?
Potentially. A VA one-time-close construction loan can combine the land, construction and permanent mortgage into one transaction. Builder approval, plans, budget, property eligibility and lender-specific requirements apply.
16. Can I qualify for a Boise VA loan with a job-offer letter?
Possibly. A Veteran relocating to Boise may be able to qualify using an accepted employment offer when the job and start date satisfy lender requirements. The employment terms, available reserves and timing of the first mortgage payment must be reviewed.
17. Can I have more than one VA loan in Idaho?
Yes. A Veteran may be able to keep an existing VA loan and use remaining entitlement to purchase another primary residence in Idaho. Available entitlement, the existing loan balance, county loan limit and occupancy plans determine whether a down payment is required. Get help reviewing your VA entitlement.
18. Can I use my VA loan to relocate from Washington or Oregon to Boise?
Yes. Eligible Veterans can use their VA benefit to purchase a primary residence in Boise, Meridian or another Idaho community. Creekside Mortgage can complete much of the preapproval before the move and coordinate with an Idaho real estate agent while the Veteran is still out of state. Explore VA home loans throughout Idaho.
19. What Boise-area communities does Creekside Mortgage serve?
Creekside Mortgage helps Veterans throughout Boise and the Treasure Valley, including Meridian, Eagle, Star, Kuna, Nampa, Caldwell, Middleton, Emmett and Mountain Home. Our Idaho office is located in Meridian, only minutes from Boise.
20. Why use a local Veteran-owned Boise VA mortgage broker?
A local mortgage broker can compare VA loan options from multiple wholesale lenders instead of offering only one bank’s program. Creekside Mortgage is Veteran-owned, has served Northwest military families since 2005 and has helped close more than 8,000 VA loans.
