When Judy and Murv thought about the loan they would need to fund their dream beach house, they didn't think they were going to utilize their VA loan benefits. In fact, they thought a conventional loan was the way to go.

But, as you will read, a VA loan refinance was the option best suited for them.

Judy and Murv explain why a VA loan was right for them:

"Recently my husband and I completed construction of our dream retirement beach house. Acquiring a construction loan at a time when lending institutions were less than accommodating for home loans, we faced several challenges.

When the time came to convert from a construction loan to permanent financing, we were very fearful.

Fortunately for us, my nephew and owner of Creekside Mortgage, Kerry Greenwald, was there to guide us through the process. We assumed since it was a new build we would be financing the same as a new purchase and the best interest rate would be with a conventional loan.

We were wrong on both counts.

It was considered a re-finance and a VA loan was definitely the way to go even with over 30% equity. We saved three quarter of a percent on the interest and the loan is assumable [meaning a non-veteran can take over the loan at the time of purchase], adding a value to our property we hadn’t expected!

Kerry, Kim, Pam and the rest of the team at Creekside kept our file on track and the entire process was painless. We closed on time and now we can relax and enjoy our new home. Kerry is family, but he is also a professional that has built an amazing company and team to support his clients." -- Judy and Murv Schneider

Thanks Judy and Murv for giving us the opportunity to work with you on this loan project. We're all so very glad that you now have your dream home!

If you've been doing your VA home loan research, you may have heard a lot about  "VA home loans up to $417,000." What does that mean?

Well, quite simply, it means that by utilizing your VA home loan benefits, you may qualify for a loan up to $417,000* without having to bring in a downpayment.

But, does that mean that you cannot get a loan over the $417,000?

No.

Creekside Mortgage, Inc. can find you a loan program for a VA loan up to $1 million, but you must bring in a downpayment. For the amount of money that you are borrowing over the $417,000, you must have a 25 percent downpayment.

If you have questions about jumbo VA home loans, contact Creekside Mortgage, Inc. at 800.920.5420.

*In some counties, you may qualify for a higher loan amount. For questions, contact Creekside Mortgage, Inc.

The housing market is on the mend for the Central Oregon area, according to a report in Wednesday’s Bend Bulletin.

Ralph Cole, of Ferguson Wellman Capital Management (Portland, Oregon), reported to attendees of the annual Real Estate Forecast Breakfast held in Bend.

According to Cole, the national trend of the housing market recovery is happening in Bend and Central Oregon and he anticipates a 5 to 10 percent yearly growth.

At the peak of our growth, Central Oregon builders were building 1500 homes per year. But, last year, only 486 homes were built. This year, it is predicted that between 700 and 800 homes will be built.

People continue to move to Central Oregon for the active outdoor lifestyle and housing and real estate continues to be poised for a rebound.

Creekside Mortgage, Inc. will be joining the Clark County Veterans Assistance Center at their first 5K event to raise money for the center on April 20, 2013.

For the complete details, head on over to our Facebook page. We want to see you there!

Last week, The Columbian published an article about the Clark County housing market.

Reporter Cami Joner reports that housing sales were up 10.7 percent in February 2013 from the same month in the previous year, that the number of homes for sale has decreased and that the new median cost of a home is $202,000.

Here at Creekside Mortgage, Inc., we've seen many of these trends. From the inventory shortage to the urge to buy, we've slowly seen the market coming back.

While the market improving means great things for the economy, as potential buyers, this market only further validates the notion that now is really the time to buy, before houses gain more value. Plus, with interest rates so low, it is really a time to seize the day and become a homeowner.

Creekside Mortgage, Inc. will be doing March Madness again this year! Sound like fun? Want to potentially win some money? Well here are the details:
