We recently gave a check for $800 to the Vancouver WA Clark County Veteran Assistance Center.

The $800 was for the previous month of closing costs in Clark County WA. We gave $100 per transaction to their causeand we look forward to continue their sponsorship on any VA transaction we close in Clark County WA.

We will continue to contribute $100 a month in the Veteran’s name of the transaction which we just closed on VA purchases.What they do there in the center is go thru and help and assist with veterans arriving back on U.S. soil locating jobs, filling out disability claims, or just doing every day to day items that come up. We definitely enjoy sponsoring and we will dedicate some of our time on a weekly basis to help and volunteer for their cause.

I would like to take time out and welcome a great new member of the Greenwald Team. Angel Torres will take over marketing coordination and assist with loan set-up coordination. She is prior service U.S. Air Force and recently moved here from Dallas, TX.

Pat Johnston delivered our $200 check today to the Vet Center in Boise.  They were extremely happy to receive the funds. We donate $100 on every VA purchase transaction we close In Ada County in the Veteran’s name to the Veterans Center. The center in Boise, ID, assists those Veterans coming home from deployment, and also those Veterans who served in prior years, in  looking for employment, working on disability claim forms or any other help they might need.  We look forward continuing with that cause and hopefully we are able to give them more money in the future in order to continue with those efforts.

What a big success we had with the $200 given to the Everett Vet Center.  Mike personally hand delivered the check to Nathan Sudden  and the coordinator up there. Nathan was extremely pleased to receive that money and still looks forward to receiving money in the future. The Vet Center’s cause in Everett is working with fellow Veterans when they come home from deployment. All the staff are volunteers and they take time to work with the Veterans as they come home, or assist Veterans who have given  prior service as well.

What an overall crazy week it has been in the markets, but the good news is that rates have actually been improving, sticking with the theory that bad news is good news for interest rates. The issues going on in the Middle East, oil prices drastically increasing, and the stock market on decline have contributed to improvements in rates over the last week. This will most likely continue over the coming months. No one sees any light at the end of the tunnel and oil prices will probably continue to increase through the busy fuel months into the summer.

VA streamlines, IRRRLs ( Interest Rate Reduction Refinance Loans ) becoming a hot item due to rates at an all time low; most rates being below 4%.  In Clark County even though most houses are purchased in the last 5 years being close to the watermark ,meaning loan to value, which is close to a  100% most.  VA doesn’t require an appraisal in most situations on these types of loans.  A lot of local Veterans are doing this to lower their overall payment.  My biggest recommendation is to stay within a 30 year loan or 15 year loan,as long as they stay fixed A lot of big marketing companies are leaning towards hybrid arms and trying to sell the concept of low interest rates.  They are only short lived and graphs are shown from 1986 to present.  We have shown rates at all time lows.  We have been at a declining rate ever since 1986 if you go to the previous 10 years the graph goes to the opposite direction; which will be more inclined to where we are currently in the market.  If you are in Clark County call us to see if this is an option to what you want to go thru can do.

We recently changed our motto to Northwest #1 VA home loan experts. It has come to my attention that many people have said: “Why stereotype or brand yourself for one product because it limits your capability of showing people you  can do  other types of loans.”   I think that being a shop that tries to do everything  is counterproductive with the mindset of society right now. People prefer the fact that there is specificity in the marketing of VA home loans.   It is unusual for a mortgage company to specialize and focus on one type of loan.  Being a VA loan lender is vital for us in our marketing in Clark County and Vancouver, WA for us to continue to be viable  in this industry, and  for us to be distinguished from everyone else.  I will continue to focus on assisting Veterans and providing the assistance necessary for them to take advantage of their VA home loan benefits.

In the Portland Metro Area, we have been overwhelmed with VA IRRRLs or Streamline refinances.  There have been many refinances done in the Portland area to lower mortgage  payments. The VA streamlines are found to be easier if you are at certain banks which are able to provide those loans.  Some examples are Wells Fargo,  Flagstar,  MetLife, GMAC and Freedom. If you are dealing with the banks, no appraisal will be required.  We have done a large amount of these the past few weeks.  We will continue to do this as long as the rates stay within an all time low.
