There was a great article today in the Oregonian that talked about the first-time homebuyer’s tax credit extension coming to an end for military homebuyers. They interviewed an individual named Dennis Jolley that we just recently did a transaction with. He and his fiancé Brittany recently purchased a home in Battle Ground, WA, after he returned from Afghanistan where he served, as well as in Iraq, on and off, for the last two years. This was a great article. They discussed how Creekside Mortgage is based around Veterans helping Veterans and how we fill this niche in the Portland Metro area doing VA transactions.

Total home sales in Clark County for the month of January of 2011 was $69.8 million, with 319 transactions, which stayed on a pretty steady pace for the last four years. In January 2010, there were 318 homes sold; in January 2009, 244 sold; and in January 2008, 312 sold. Home values have continued to decline, but the overall real estate market in Clark County, based on current conditions, have not been as bad as some other parts of the country.

Boeing has been awarded the new tanker contract by the U.S. Air Force. This is great news for the State of Washington, especially in the Everett area, for employment. The contract was worth over 35 billion dollars, which will be a major boost to the Puget Sound area. The tanker is a 767 wide-body jetliner, which will be assembled in the Everett, WA plant. This decision was made by the U.S. Air Force on Thursday of this week. This contract initially calls for 179 new planes.

There is still time to get down to the Ray and Joan Croc Corps Community Center in Salem OR today before 6 pm and attend the 2011 Health and Wealth EXPO  put on by our friends at the OPVA (Oregon Paralyzed Veterans Association of America, Salem Chapter; and Gayle's good friends Byron and Melinda Loosli who work tirelessly on behalf of our veterans).  The Veterans Job fair was a huge success helping Oregon Veterans network about local jobs looking for employment in OR.  Another event like this will happen again in July 2011.  Last July 2010 Creekside Mortgage, Inc. had so much fun sponsoring a huge booth explaining VA home loans and the benefits of a Federal VA home loan to all the veterans and their families who attended the EXPO on a very hot 95 degree summer day.   How ironic that this week's event days were well attended even though the winter snow blast hit Oregon.  It didn't keep volunteers and all the wonderful entrepreneurs who serve those who serve us from coming out and supporting our Oregon Veterans and their families!  Stay tuned for the next upcoming OPVA event like this and the next Veteran job fair and stand down this spring in Portland.  At Creekside Mortgage, we love our Vets. Contact Gayle Hepler, VA Loan Specialist for more event dates in 2011.

What an overall crazy week it has been in the markets, but the good news is that rates have actually been improving; sticking with the theory that bad news is good news for interest rates. The issues going on in the Middle East, oil prices drastically increasing, and the stock market on decline have contributed to improvements in rates over the last week. This will most likely continue over the coming months. No one sees any light at the end of the tunnel and oil prices will probably continue to increase through the busy fuel months into the summer.

What an honor and pleasure! Gayle Hepler, VA (& Government) Home Loan Mortgage Specialist  was recently invited on base to speak about the benefits of the Federal VA Home Loan mortgage program to our local Oregon Air National Guard commanding officers at their monthly meeting Saturday afternoon.

 Thanks to a cordial invite from MSgt Kevin McMichael of the 142nd Red Hawks, Gayle’s talk was broadcast live to remote commanding officers in Salem and Warrenton Oregon.

 Gayle answered questions about the Federal VA home loan and included tips on how commanding officers can advise troops on easy ways folks can improve their overall credit standing; helping those who serve us get into position for a successful VA home loan pre-qualification. Were you a Guard or other U.S. military member serving  on qualified official extended business outside the United States for at least 90 days during the period between December 31, 2008 and May 1, 2010? If so, you may be eligible to receive the $8,000 tax credit offered for first-time homebuyers as long as you purchase, or enter a contract to purchase,  a home before April 30, 2011, and close on the home before June 30, 2011.

The definition used for “first-time homebuyer” in this case is someone who has not owned property in the last three years. So, even if you’ve had a home in the past, you could be eligible as a first-time homebuyer if you fit within these guidelines. Additionally, you must be purchasing a primary residence. There is a $6,500 credit available to long-time homeowners buying a replacement principal residence as well. Please see the IRS website for additional qualifying guidelines.

This gives service members who may not have been in the country at the time the full opportunity that their fellow citizens had to take advantage of this government incentive.

Often, people find that they can purchase a home for not much of a difference than what they pay in rent every month. With VA, you can get into a home with $0 out-of-pocket cost, since it is one of the few loans that will finance 100% of the appraised value of the home.
